In February 2012 a Melbourne, Australia, homeowner named Kurt made news across the country when his house sold at auction for much more than it was worth as a result of his social media marketing efforts. Kurt had set up a WordPress blog entitled ‘Northcote House’ to showcase the best of his house, and also discuss its emotional significance to him and his family. This was important for Kurt, as it allowed potential buyers to see his house as a home that had been lived in; one with highs and lows, good times and bad times.

Through a blog, you can also communicate directly with potential buyers in a way that no agent could. For example, you could describe the great times you have had in your home, and how the layout of the house has assisted you. No real estate agent can replicate this first-hand experience that you can present in a blog.

Use Twitter

In early 2012, American homeowner Betsy Talbot, who had been chronicling her efforts to save up for a trip around the world for two years, put her house on the market. The house sold in just three short weeks, but not before Betsy put a lot of effort into marketing her house online. She used a program to track whenever a Twitter user searched for tweets relevant to real estate in Seattle, and when somebody did, she contacted them.

Find an agent amenable to marketing through social media

If you feel that you just cannot market your house yourself using online media, consider enlisting the services of an accredited real estate agent who is comfortable with and has proven experience in using social media to sell houses. Some real estate agents have moved forward from the old days of marketing only through their own websites or on the websites of major newspapers with classifieds sections. A number of agents actively engage with their friendship circle on Facebook, and this pays off – anecdotal evidence from real estate agents who use social media has revealed that many think that their social media strategies have been very effective.

In today’s tough real estate market, it is often difficult to sell your home through the normal channels. However, by following some unorthodox techniques, or finding a real estate agent who is willing to do this for you, your house may sell sooner than you might think.
